The apartment is situated on the beautiful 120-hectare Panzanello property just outside of Greve in Chianti, a small town in the heart of Chianti. It is ideally situated halfway between Florence and Siena (approx. 30 km from either one), making it easy to explore Tuscany (it is only 65 km to Arezzo and 40 km to San Gimignano). Closer yet, the surrounding hills are perfect for a walk or bike ride through the vineyards or the woods.

This apartment is one of three recently renovated apartments that boast a spectacular view of the valley, the vineyards, and the olive groves. It is surrounded by a vast garden with a pool (shared by all guests).

The apartment

This quiet, three-room apartment (83 m²) is the largest of the Panzanello apartments. Exposed ceiling beams, floor tiles, and wood furniture lend charm to this apartment, which has been lovingly decorated in true Tuscan style. Thick stone walls and wooden ceilings (as found in most Tuscan homes) keep the apartment cool in the summer, while a fireplace keeps it warm in the winter. The panoramic terrace offers a magnificent view of the garden and the countryside.

The apartment is accessed via a glass door in a large living room (38 m²), which has been divided into three different spaces:

- In the living area, there is a fireplace, a sofa, two armchairs, a coffee table, a TV, and a TV stand. There is also a window that overlooks the garden.

- A wooden table with six chairs and a buffet make up the dining area.

- A fully equipped kitchenette (3 m²) is hidden behind folding doors.

There is a small hallway that leads to the bedrooms.

The master bedroom (17 m²) offers a view of the hills and has a double bed, two bedside tables, a small desk with two chairs, and a large wooden armoire. Just off of the bedroom, a private terrace (complete with a small table and two chairs) provides a panoramic view of the valley.

A big window fills the second bedroom (14 m²) with sunlight. In it, there are two single beds that can be pushed together, two bedside tables, two chairs, and an armoire.

Across from the bedrooms, the bathroom (6 m²), which also has a window, is fitted with a sink, a shower stall, a bidet, and a toilet.

The private terrace off of the living room has a large wrought iron table and six chairs.

Driving directions from the Peretola (or Amerigo Vespucci) airport
Driving time: approx. 50 minutes

- When you leave the airport, get on the A11 motorway heading northwest (nordovest) towards Uscita Sesto Fiorentino, and drive 3.7 km

- Take the A1/E35 exit towards Roma, and drive 18 km

- Take the Firenze-Certosa exit towards Firenze/Certosa

- At the roundabout, take the first exit and follow Raccordo Autostradale Siena – Firenze towards de Siena/Colle Val d’Elsa/Poggibonsi/Grosseto, and drive 16 km

- Take the Tavarnelle exit towards Via Cassia/SR2

- Keep right and follow directions for Sambuca/Firenze to get on Via Cassia/SR2. Drive 450 m.

- Take an immediate right towards Via Chiantigiana sulla Pesa/SP94

- Take the first exit on your left (approx. 850 m) towards Via Fabbrica, and drive 1 km to the end

- Turn right on Via Santa Maria Macerata, and drive 2.8 km

- Continue along this road, which becomes Via Valigondoli, for 500 m

- Turn right on Via Valigondoli/SP118, and drive 8 km to Panzanello

FROM THE TRAIN STATION(S)

Driving directions from Florence's Santa Maria Novella central station
Driving time: approx. 50 minutes

- From Piazza Santa Maria Novella, follow Via dei Fossi

- At the end of the street, turn right on Borgo Ognissanti

- Drive approx. 200 m, then turn left towards Piazza Borgo Ognissanti

- At the end of square, turn left to drive along the Lungarno Amerigo Vespucci quays to the next bridge

- Turn right on the Ponte Alla Carraia bridge, and cross the Arno

- Continue straight at the Piazza Nazario Sauro

- Continue straight along the Via dei Serragli

- At the roundabout, take the 2nd exit onto Via Senese/SR2, and drive 3 km

- Via Senese/SR2 turns slightly right, and becomes Via Volterrana. Drive 400 m.

- Turn left onto Via della Certosa

- At the end of the street, turn right onto Via Senese/SR2, and drive 1.4 km

- At the roundabout, take the 2nd exit and follow Raccordo Autostradale Siena – Firenze towards de Siena/Colle Val d’Elsa/Poggibonsi/Grosseto, and drive 16 km

- Take the Tavarnelle exit towards Via Cassia/SR2

- Keep right and follow directions for Sambuca/Firenze to get on Via Cassia/SR2. Drive 450 m.

Reaching the house in quite easy.

By car from Lucca (about 27 kms – 35 minutes)

From Lucca just follow the direction to Abetone (Bagni di Lucca is on the road to Abetone) on the Strada Statale 12 (SS12).

There will be turns and crossroads, but signs for Abetone or Bagni di Lucca are always there. Just follow them.

After some tunnels, you should see yourself going along a river. You might cross some bridges, so you see the river alternatively to your left and right side.

After aprox 20 Km from Lucca you will see to you left, a beautiful 13th century bridge called Ponte della Maddalena or Ponte del Diavolo. You are almost there.

After aprox 4 km on the same road you will see the road sign indicating Bagni di Lucca. After a few hundred meters you will see a red light, and the road will get narrower. At the crossroad, turn left on the bridge, and you will be on a small square (with 2 café and a newspaper stand). That's Bagni di Lucca Ponte. Follow to the right, on a road bordered with trees. After aprox. 1km uphill, you will see a Carabinieri station (left) and a tennis club (right). Immediately after, to the right you will see the House (Via Roma 49).
